House Rules
We want you to have a great holiday escape and enjoy your stay in our home. The following house rules help us to be clear about our expectations and ensure that our property is the right fit for your holiday.
- Strictly no parties or events
- Check-in is at 2pm. Check out at 10am.
We need this time to ensure that we can prepare the property for the next guests. (We do understand that you would like to start your holiday as soon as possible, and with prior arrangement, may be flexible if available)
- As a requirement of our Insurance, you are required to provide a list of names and photo ID (Drivers Licence) of all registered adult guests.
- Maximum of 10 guests (including children).
- Only registered guests are permitted to stay at the property.
- Please note that this is a no-smoking property. (Any breaches may result in extra cleaning fees)
- This is a quiet suburban neighbourhood and we ask that you respect our neighbours by keeping noise to a minimum after 10pm.
- No illegal activity. No drugs or weapons are permitted on site.
- a Short Term License to Use Agreement is required to be signed and entered into for all bookings.
- Please do not rearrange the furniture.
- Please report any breakages or damages ASAP so we are able to rectify this before future guests arrive. Broken, damaged or missing items may result in additional charges.
- Please remember that this is an Airbnb, not a hotel, and is also my home. Please be respectful of my property.
- Children are permitted on the property, however guests are responsible for the actions of any and all children in their group.
- We ask that the house is left tidy and in the same condition as found, all dishes washed and rubbish taken to the outside bins.
- Please ensure all doors and windows are locked when leaving the house.
- If you have a complaint about any aspect of the property, please contact us so that we can rectify this as soon as possible. By advising us of an issue, you are authorising us to enter the property and fix the stated issue.
- This property is not suitable for school groups or under 25 groups, hens or bucks parties, large and loud (young) adult groups.

For your comfort and confidence here are a few things to consider about our property in Port Macquarie Australia.
- There are some properties nearby that are renovating and/or under construction.
- We do have critters here that may make themselves known. Geckos and blue tounge lizards will help to keep the flies and midges (mosquitoes) away, and birds will often stop by to say hello. It is part of living in Australia in regional NSW.
- Whilst a professional pest control is taken out twice yearly, it is impossible to guarantee the occasional cockroach or ants won’t fly or wander in, especially as the bifold door opens up to the beautiful fresh air or we experience a lot of rain.
- No pest control can get rid of sandflies/mosquitoes/midges, but we encourage you to bring your own insect repellent and sprays.
- Covid cancellation policy: if the borders close after booking, we will refund 100%. However, this does not apply for falling ill, including Covid. For that you must obtain your own travel insurance.
We love our little piece of beach paradise, and we hope you will too.

Any violation of these rules may result in immediate eviction and cancellation of booking with no refund, and/or claiming additional fees on your security deposit.

- Cancellations BETWEEN 30 - 60 days notice prior to your arrival date 50% cancellation fee of the booking total will be incurred.
- Cancellations WITHIN 30 days of your arrival date a 100% cancellation fee of the booking total will be incurred.
No cancellations are accepted within 30 days of your arrival date. You will be charged the total of the reserved stay under all circumstances. Written notification must be provided for all cancellations.
In the event we must cancel your accommodation for circumstances beyond our control a full refund will be made. However we will not be held liable for any further costs incurred.
We strongly recommend travel insurance (even for domestic travel) to cover cancellations, travel delays and all other unforeseen incidents and accidents.
